    Why DampScan

Most damp problems get treated before they've been diagnosed. That's the whole problem.

We don't employ sales reps and we don't work to a treatment list. A qualified surveyor finds the cause, writes it down, and tells you honestly what does and doesn't need doing.

    Diagnosis before any quote

Calibrated moisture readings and a proper inspection inside and out. Diagnosis first, always, never a quote pad first.

    No upselling, no scare tactics

If your damp is condensation and not rising damp, we'll say so, even when that means a much smaller job for us.

    Clear written report, with photos

Plain English findings, photographed evidence and a fixed-price quote you can compare against anyone else's.

    Workmanship guarantee

Every treatment we carry out is insured and guaranteed, with the paperwork to hand on if you sell the property.

    How it works

Three steps, and you're never obliged to go further.

    STEP 01

    Book your survey

Fill in the short form. We'll come back to you the same day to arrange a visit that suits you, evenings and weekends included.

    STEP 02

    We diagnose it properly

A qualified surveyor inspects the property, then sends you a clear written report within 24 hours with photos, the real cause, and a fixed-price quote.

    STEP 03

    You decide

Take the report away, compare it, sit on it, or go ahead. There's no obligation and nobody will chase you.

    Our Services

Specialist solutions for every damp, mould and timber issue.

From a single mould patch to full structural waterproofing, we find the root cause first, then recommend the right treatment. Pick your issue to see what's involved.

    Rising Damp

Rising damp happens when groundwater is drawn up through porous masonry, usually because a damp-proof course has failed or never existed. The giveaways are a tide mark of staining up to about a metre above floor level, salt blooms on the plaster, and skirtings or wallpaper lifting away from the wall.

We diagnose with calibrated moisture readings and a full visual inspection, rule out the other causes first, and only then specify a remedial damp-proof course, salt-resistant render and redecoration. We never recommend chemical injection where it isn't warranted.

    What you receive

Every survey ends the same way: a written report you can act on without us.

We would rather show you what you are paying for than tell you what other people made of it. This is what lands in your inbox within 24 hours of the visit.

    • A written report, not a verbal opinionPhotographed and dated, written plainly enough to hand to a tenant, an agent or a solicitor.
    • The cause, and how we established itWhere the water is coming from, with the moisture readings and observations behind the conclusion.
    • What needs doing, and what does notNo sales reps, no pressure, no unnecessary work. Where a room needs nothing, the report says nothing.
    • Costs broken down by the work requiredItemised, so you can hold it against anyone else's quote line for line before you decide.
    • A workmanship guarantee on anything we carry outInsured, guaranteed, and the same surveyor available afterwards if something is not right.

    Landlords & letting agents

Damp and mould is now a legal exposure, not a maintenance job.

Since Awaab's Law and the tightening of the Housing Health and Safety Rating System, a reported damp or mould complaint carries real deadlines and real liability. Tenants are better informed, and disrepair claims are rising fast.

We provide certified inspections for landlords, letting agents and managing agents across Kent, Surrey, Sussex and Essex, documented, defensible, and turned around fast enough to keep you inside your obligations.

We survey period cottages and oast houses in Kent and Sussex, Victorian and Edwardian terraces through the older town centres, 1930s semis throughout Surrey and Essex, and new-build basements and conversions everywhere in between. For a property inside London, our sister practice ATi Damp Survey covers every London postcode and surveys only, with no remedial work to sell. Rising damp, penetrating damp, condensation, mould, woodworm, wet and dry rot, basement waterproofing and ventilation, all diagnosed on site and reported in writing within 24 hours of the visit.

    Straight answers

    The questions everyone asks us.

Will this actually fix the problem?

That depends entirely on getting the diagnosis right, which is why we survey before we quote. When the true cause is identified and treated properly, the problem doesn't come back. Most repeat damp problems we're called to are second visits to work that treated a symptom.

    What's the guarantee?

All remedial work we carry out is covered by an insured workmanship guarantee, with documentation you can hand on to a buyer or your insurer. The exact term depends on the treatment, it's stated clearly on your quote before you commit to anything.

What happens after I submit the form?

A surveyor reviews your details and contacts you the same day to arrange a visit. Within 24 hours of that visit you get a written report with photographs, the diagnosed cause and a fixed-price quote. Then you decide, there's no obligation and nobody will chase you.

How fast can you come out?

We respond to every enquiry the same day and arrange the visit around you, then your written report follows within 24 hours of that visit. We cover Kent, Surrey, Essex, Sussex, Hertfordshire and Berkshire, and can usually work around evenings and weekends.

    Is the work messy?

Some treatments involve removing plaster or lifting floor coverings, so there is dust, but we sheet up, protect finishes and clean down at the end of each day. Your report tells you exactly what will be disturbed before any work starts.

Can we stay in the house while work is carried out?

In the overwhelming majority of cases, yes. We work room by room so you keep the rest of the property. If a job would genuinely make a room unusable for a period, we'll tell you upfront rather than on the day.

Do you work with landlords and letting agents?

Yes, a large share of our work is certified inspections for landlords and managing agents dealing with reported damp and mould, including portfolio surveys across multiple properties. See the landlord section above.

    Which areas do you cover?

Kent and the wider South East, including Surrey, Essex, East and West Sussex, Hertfordshire, Berkshire and Buckinghamshire. Properties inside London are surveyed by our sister practice, ATi Damp Survey, at atidampsurvey.co.uk. Enter your postcode in the booking form and we'll confirm cover straight away.

What if I just want a second opinion?

That's one of the most useful things we do. If you've been quoted for invasive damp-proofing and it doesn't feel right, we'll survey it properly and tell you honestly whether that work is justified.
