Damp survey in Chatham

Chatham was built to serve the dockyard, and the town still reads that way: tight Victorian terraces climbing steep chalk hillsides above the river, then a ring of post war estates up on the high ground at Walderslade and Lordswood, and new flats on the old dockyard land at Chatham Maritime. Each of those three produces its own kind of damp, and a survey here starts by working out which Chatham the house belongs to.

Chatham homes, and how they get damp

The terraces of Luton, the Brook and the streets above the high street were built quickly in the nineteenth century, often stepped into the slope. That means a rear wall retaining the ground of the house behind, a front wall at pavement level, and a back yard that has been concreted over at least once. Damp on the uphill wall of these houses is lateral water held in the ground, not rising damp, and it is dealt with outside.

Walderslade, Lordswood and Princes Park are largely 1960s to 1980s estates on the plateau. Cavity walls, concrete floors, and in many cases timber framed or system built houses from that era. They suffer far more from condensation, cold bridging at lintels and slab edges, and failed extraction than from anything a damp proof course would touch.

At Chatham Maritime and along the riverside, new flats and houses stand on former naval and industrial ground. Here the questions are about airtightness and mechanical ventilation, construction moisture in the first winters, and how well balconies, thresholds and podium decks were detailed. Those are warranty questions as much as damp ones.

Ground, water and weather in Chatham

Chatham is chalk under a thin cover, cut by dry valleys that run down to the Medway. The slopes are steep, so water moves quickly downhill at the uphill side of terraces in heavy rain. The valley floors and the riverside are lower and wetter, and the Walderslade valleys collect surface water from the estates above. Chalk also has a habit of forming solution features and old workings, which occasionally show up as settlement and cracked drains rather than as damp, but a cracked drain under a house can be both.

What we find most often in Chatham

  • Lateral damp on the uphill rear wall of terraces cut into the chalk slope
  • Concreted rear yards draining towards the house rather than away from it
  • Condensation and mould on cold bridges in post war houses on the Walderslade and Lordswood estates
  • Leaking or cracked drains under terraces on steep ground, wetting walls and sub floors
  • Ventilation and construction moisture in newer flats at Chatham Maritime

Around Chatham

Luton and the hillside terraces

Victorian terraces stepped into the slope with rear yards against the hill. The survey concentrates on what is happening on the uphill side: ground, drainage and how the yard falls.

Walderslade and Lordswood

Post war estates on the plateau with cavity walls and concrete floors. Mould, streaming windows and cold walls dominate, and the measurements decide whether it is the house or the habits.

Chatham Maritime

Modern flats and houses on the old dockyard. Mould here usually traces back to ventilation that was never commissioned or has been turned off, or to a detail at a balcony or threshold.

Rising damp, penetrating damp or condensation?

They can look the same on a Chatham wall: a stain, a tide mark, blown plaster or mould. They behave differently. Rising damp is steady through the year and highest at the base of a wall. Penetrating damp follows the weather and sits where water has a route in, around a window, under a gutter, on the exposed side. Condensation is worst in cold weather, on the coldest surfaces, and often comes with streaming windows.

A meter alone cannot tell them apart, and salts in old plaster make every damp meter read high. The pattern, the readings at depth, the outside of the building and the room conditions together can, which is why the survey takes the time it does.

What a DampScan survey in Chatham covers

A survey here is a morning or an afternoon with one qualified surveyor, not a salesman with a meter. In Chatham that means:

  • Moisture readings across a grid on every affected wall, not just the stain, so the shape of the damp is on record
  • A look at red and yellow stock brick or brick outside, joint by joint where it matters, because the cause is usually on the outside face
  • Ground and path levels against each elevation, measured against the damp proof course or the internal floor
  • Gutters, downpipes, gullies and any drain covers we can lift
  • Air temperature, humidity and surface temperatures, so condensation is measured rather than guessed
  • Ventilation: whether fans extract to outside and how much air they actually move
  • Floor voids and exposed timbers where they can be reached, for rot and beetle

The report, and what you can do with it

You get it in writing within 24 hours. It is built so you can use it, whether you are living in Chatham, letting there or buying there:

  • Hand it to two or three contractors and compare prices for the same job
  • Put it to a seller or agent during a purchase, with the evidence attached
  • Give it to a landlord, managing agent or freeholder as an independent record
  • Check a damp proofing quote you already hold against what was actually found
  • Keep it with the deeds, so the next survey starts from facts
  • Ask us questions about it afterwards, at no extra charge

Buying or letting in Chatham

Chatham offers some of the most affordable houses in north Kent, and many of them are Victorian terraces on slopes. A homebuyer report that recommends a damp specialist is common on these. Before exchange, an independent survey establishes whether the damp is lateral water from the hill, a yard falling the wrong way, a leaking drain, or nothing more than salts, and what each would take to fix.

Letting in Chatham? Damp and mould in rented homes are a hazard under the Housing Health and Safety Rating System, and social landlords in England now have fixed timescales to investigate and act under Awaab's Law, with the government planning to extend similar duties to private renting. An independent report that separates building defects from condensation is the evidence both landlords and tenants need. See our guide to landlord damp and mould duties.

What customers say on Google

5/5 Stars! - Brilliant service from start to finish! Had these guys out to do a damp survey on the house and I can't fault them at all. The surveyor was dead polite, turned up bang on time, and knew his stuff inside out.
He didn't try talking down to me or baffling me with fancy terms—just showed me what the issue was, explained it straight, and told me honestly what needed doing without trying to flog me anything I didn't need. Got the report through quickly too.
Proper top-tier service, would definitely recommend them to anyone needing a decent, honest surveyor.

Damp survey questions from Chatham

The back wall of our terrace is damp at low level. Is that rising damp?

On a Chatham hillside terrace, usually not. The rear wall often retains the ground behind it, so water arrives sideways from the soil, especially after rain. The fix is outside: drainage, a lowered or re laid yard, and sometimes a drained membrane inside for the part below ground. Injection does nothing for lateral water.

We have mould in a Walderslade house. The landlord says open the windows. Is that right?

Ventilation matters, but if a bathroom fan moves a fraction of what it should, or a lintel is so cold that moisture condenses on it at normal humidity, behaviour cannot fix it. We measure both, so the report states plainly what is a building issue.

Could a cracked drain be causing damp?

Yes, and on steep chalk ground it is more common than people think. A leaking drain run near a wall keeps the ground wet in one place and the damp appears at that point, often in a sharp patch. The survey looks for that pattern and recommends a drain survey where it fits.

Do you cover Chatham Maritime new builds?

Yes. We measure extract flow, check trickle vents and look at the details that let water in on modern buildings. Where the cause is a defect, the report is written so a developer or warranty provider can act on it.

Which postcodes do you cover around Chatham?

ME4 and ME5, and the rest of Medway: Rochester, Strood, Gillingham, Rainham and the Hoo peninsula.

How soon can you come out?

Same day reply, and usually a visit within a few days. Chatham is about twenty minutes from our base in East Malling.

Will you try to sell me damp proofing in Chatham?

No. DampScan is a survey and report practice and carries out no remedial work of any kind. Where work is needed, the report specifies it so any contractor can price it, and where it is not, the report says so.
