Damp survey in Tonbridge
Tonbridge grew up at a crossing of the Medway, under a Norman castle, and the river still sets the terms. The town has a long history of flooding, which is why the Leigh flood storage area was built upstream, and the low streets near the river behave very differently from the Victorian roads climbing north towards Hildenborough. Most of the houses we survey here are Victorian and Edwardian terraces and villas, or the post war estates of the north of the town.

Tonbridge homes, and how they get damp
Around the High Street and towards the station there are Georgian and Victorian buildings, some with older cores, many in a conservation area. To the south and east, the Victorian streets of terraced and semi detached houses are solid brick with slate roofs, bay windows and rear additions. Their typical damp is from bays, rear gutters and yards, and from suspended timber floors whose airbricks have been blocked by later paths.
North Tonbridge, Higham Wood and Trench Wood are largely post war and later, with cavity walls and concrete floors, and the damp there is mostly mould in bedrooms and bathrooms, cold bridging and drives laid over the course. Some 1960s and 1970s houses have flat roofed extensions that have been leaking slowly into the wall they join.
Around the edges, in Hildenborough, Hadlow and the villages, there are Wealden cottages, tile hung and weatherboarded, and converted oasts and barns. These need breathable materials and an eye for timber decay, especially where tile hanging or weatherboarding has let water in for years.
Ground, water and weather in Tonbridge
The Medway runs through Tonbridge in several channels across a wide, flat flood plain of alluvium and gravels over Weald clay. The flood storage area at Leigh reduces the risk, but the low ground around the river and the Botany area remains wet, with a high water table in winter. To the north the ground rises onto sandstone and clay, where gardens on slopes can direct surface water towards houses.
What we find most often in Tonbridge
- High water table and river influence on floors and low walls near the Medway
- Bay window, rear gutter and yard faults on Victorian terraces south of the river
- Blocked airbricks under suspended timber floors leading to musty voids and decay
- Leaking flat roofed extensions wetting the wall of the original house
- Water getting behind tile hanging and weatherboarding on Wealden cottages around the town
Around Tonbridge
The town centre and riverside
Older buildings, shops with flats above, and streets close to the river. Groundwater, parapets and old gutters are the usual causes, and conservation area status often applies.
South Tonbridge and the Victorian streets
Terraces and villas with bays, rear additions and timber floors. The survey concentrates on bays, airbricks and rear drainage.
North Tonbridge and Hildenborough
Post war estates and later housing, with older cottages towards Hildenborough. Mould and condensation on the estates; breathability and timber on the cottages.
Rising damp, penetrating damp or condensation?
They can look the same on a Tonbridge wall: a stain, a tide mark, blown plaster or mould. They behave differently. Rising damp is steady through the year and highest at the base of a wall. Penetrating damp follows the weather and sits where water has a route in, around a window, under a gutter, on the exposed side. Condensation is worst in cold weather, on the coldest surfaces, and often comes with streaming windows.
A meter alone cannot tell them apart, and salts in old plaster make every damp meter read high. The pattern, the readings at depth, the outside of the building and the room conditions together can, which is why the survey takes the time it does.
What a DampScan survey in Tonbridge covers
A survey here is a morning or an afternoon with one qualified surveyor, not a salesman with a meter. In Tonbridge that means:
- Moisture readings across a grid on every affected wall, not just the stain, so the shape of the damp is on record
- A look at Wealden brick and sandstone or brick outside, joint by joint where it matters, because the cause is usually on the outside face
- Ground and path levels against each elevation, measured against the damp proof course or the internal floor
- Gutters, downpipes, gullies and any drain covers we can lift
- Air temperature, humidity and surface temperatures, so condensation is measured rather than guessed
- Ventilation: whether fans extract to outside and how much air they actually move
- Floor voids and exposed timbers where they can be reached, for rot and beetle
The report, and what you can do with it
You get it in writing within 24 hours. It is built so you can use it, whether you are living in Tonbridge, letting there or buying there:
- Hand it to two or three contractors and compare prices for the same job
- Put it to a seller or agent during a purchase, with the evidence attached
- Give it to a landlord, managing agent or freeholder as an independent record
- Check a damp proofing quote you already hold against what was actually found
- Keep it with the deeds, so the next survey starts from facts
- Ask us questions about it afterwards, at no extra charge
Buying or letting in Tonbridge
Tonbridge is a popular town for families, and buyers often find a homebuyer report recommending a damp or timber specialist on Victorian houses. Most of what is flagged is maintenance: bays, gutters, airbricks. Near the river, it is worth understanding groundwater and flood risk as well. An independent survey before exchange separates fixable defects from site conditions.
We survey for landlords, letting agents and tenants across Tonbridge. A report that measures the cause, rather than blaming lifestyle or the building by default, settles most disputes about mould. With Awaab's Law already applying to social housing in England and the same principles being extended to private lets, landlords are well advised to have damp investigated properly and promptly. Our landlord guide sets out the duties in plain terms.

Damp survey questions from Tonbridge
We are near the Medway in Tonbridge. Is the damp from the river?
It may be groundwater, which rises in wet winters near the river. That is a different problem from rising damp in a wall, and it needs a different response. The survey separates them by pattern and readings.
Our Victorian floor smells musty. What causes that?
Usually a suspended timber floor whose ventilation has been blocked by paths, extensions or rendered airbricks. The void stays damp, timber ends can decay and the smell comes through. Reopening the ventilation is often the main fix.
Our flat roofed extension has damp where it meets the house. Why?
Often the flashing or the cavity tray at the junction has failed, or the roof itself is leaking slowly at the edge. Water runs into the old wall below. It is a roofing and detailing repair, not a damp proof course.
Do you cover Hadlow, East Peckham and Leigh?
Yes, along with Hildenborough, Golden Green, Shipbourne and the villages around the town.
Is woodworm in a Tonbridge loft a problem?
It may be historic and inactive. We check timber moisture and look for fresh signs before saying whether any treatment is needed.
How soon can you visit?
Tonbridge is about fifteen minutes from our East Malling base. We reply the same day and usually visit within a few days.
Will you try to sell me damp proofing in Tonbridge?
No. DampScan is a survey and report practice and carries out no remedial work of any kind. Where work is needed, the report specifies it so any contractor can price it, and where it is not, the report says so.
