Damp survey in Kings Hill
Kings Hill was built on the former RAF West Malling airfield, starting in the 1990s and growing in phases ever since, so nearly every home here is less than thirty five years old. That makes damp in Kings Hill a different subject from damp in the ragstone villages around it. Rising damp is almost unheard of. Condensation, ventilation, construction moisture and the small details where water gets into modern buildings are what we survey for.

Kings Hill homes, and how they get damp
The earlier phases are mostly brick and block cavity houses with concrete or beam and block ground floors, uPVC windows and, typically, intermittent extract fans in kitchens and bathrooms. Insulation standards were good for their time. Mould here usually forms where the insulation is thinnest or interrupted: around windows, at the junction of walls and ceilings below a loft, and in corners behind wardrobes on outside walls.
Later phases and the apartment buildings near the centre are built to tighter standards, with more airtight construction and, in many cases, continuous mechanical extract or whole house ventilation with heat recovery. These systems work well when they are commissioned and maintained. When filters clog, a unit is switched off because it is noisy, or a duct in the loft has come apart, moisture builds up quickly in an airtight home.
Many Kings Hill houses are timber framed behind a brick outer leaf, which most owners do not realise. Timber frame is sound construction, but it is less forgiving of water getting in at window and door openings, at roof abutments and at balconies, and it is important that a survey knows what is behind the plaster before drawing conclusions from a meter reading.
Ground, water and weather in Kings Hill
The development sits on high, fairly level ground on the Hythe Beds and sands south of West Malling, which generally drains well. Surface water is managed through engineered drainage and balancing ponds rather than natural streams, so where a house has damp at ground level, the questions are about its own drainage details, gully connections and the levels of paths and patios laid after handover rather than about groundwater.
What we find most often in Kings Hill
- Mould around windows, in bedroom corners and behind furniture from condensation in airtight homes
- Mechanical ventilation not commissioned, switched off, or with ducts disconnected in the loft
- Water entering at window and door openings, balcony outlets and roof abutments
- Patios and paths laid by owners above the damp proof course after handover
- Construction moisture in the first winters of newer phases, read as a leak
Around Kings Hill
The earlier phases
Houses from the 1990s and 2000s, now past their original warranty. Extract fans, window seals and patio levels are the most common sources of trouble.
Apartments near the centre
Flats with mechanical ventilation, often in buildings managed by an agent. Responsibility for ventilation systems and external details may sit with the management company.
Newer phases and the edge of the development
More recent homes, some still in warranty. Construction moisture, commissioning and snagging defects are the usual questions.
Telling the kinds of damp apart
Most of the cost of a damp problem comes from treating the wrong one. Water rising from the ground, rain getting in from outside and moisture condensing from the air inside all leave marks on a Kings Hill wall, and the marks overlap.
The differences are in when and where. Damp that comes and goes with rain points outside. Damp that is worst in a cold snap, behind furniture and in corners, points to condensation. Damp that is constant, rises to a fairly even height and falls off above it, on a wall with no outside fault, is the one that might be rising. The survey records which of these the evidence supports.
What a DampScan survey in Kings Hill covers
A survey here is a morning or an afternoon with one qualified surveyor, not a salesman with a meter. In Kings Hill that means:
- Moisture readings across a grid on every affected wall, not just the stain, so the shape of the damp is on record
- A look at modern brick and block or brick outside, joint by joint where it matters, because the cause is usually on the outside face
- Ground and path levels against each elevation, measured against the damp proof course or the internal floor
- Gutters, downpipes, gullies and any drain covers we can lift
- Air temperature, humidity and surface temperatures, so condensation is measured rather than guessed
- Ventilation: whether fans extract to outside and how much air they actually move
- Floor voids and exposed timbers where they can be reached, for rot and beetle
What the written report contains
Your report arrives within 24 hours of the visit. A typical one for a Kings Hill house sets out:
- A plain English summary on the first page: what is wrong, why, and how urgent it is
- Photographs of each defect, with where it is on the building
- The moisture readings, mapped, with what they mean
- The cause of each damp area, and the faults ruled out and why
- What should be done, in priority order, written so any contractor can price it
- What does not need doing, stated as clearly as what does
Buying or letting in Kings Hill
Buying in Kings Hill usually means buying a house that is between a few years and thirty years old. A homebuyer report mentioning mould or damp readings is common and rarely means anything like rising damp. What matters is whether the ventilation works, whether any water is getting in at openings or abutments, and, on newer houses, what remains of the warranty. An independent survey before exchange answers those questions.
Letting in Kings Hill? Damp and mould in rented homes are a hazard under the Housing Health and Safety Rating System, and social landlords in England now have fixed timescales to investigate and act under Awaab's Law, with the government planning to extend similar duties to private renting. An independent report that separates building defects from condensation is the evidence both landlords and tenants need. See our guide to landlord damp and mould duties.
From enquiry to report
- Same day reply to every Kings Hill enquiry, with the fee confirmed before we book.
- One surveyor, on site for as long as the house needs, not a fixed slot.
- Findings explained on the doorstep in plain words.
- A written report with photographs and readings within 24 hours of the visit.
Independent means we have no product behind the report. We do not install damp proofing, waterproofing or ventilation, and we take no commission from anyone who does. That is why a Kings Hill report from us can say "no treatment needed" without anybody losing a sale. See damp proofing in Kings Hill if you have already been quoted.
What customers say on Google
5/5 Stars! - Brilliant service from start to finish! Had these guys out to do a damp survey on the house and I can't fault them at all. The surveyor was dead polite, turned up bang on time, and knew his stuff inside out.
Ronnie, on Google
He didn't try talking down to me or baffling me with fancy terms—just showed me what the issue was, explained it straight, and told me honestly what needed doing without trying to flog me anything I didn't need. Got the report through quickly too.
Proper top-tier service, would definitely recommend them to anyone needing a decent, honest surveyor.

Damp survey questions from Kings Hill
Our Kings Hill house is less than ten years old and has mould. Is that normal?
Some condensation in the first winter or two can be normal while construction moisture dries out. Persistent mould after that, or mould near a ventilation terminal, usually points to a ventilation problem or a detail defect. We measure both so the report can say which.
Our flat has a ventilation unit that is noisy. Can we turn it off?
It is designed to run continuously, and turning it off in an airtight flat almost always leads to condensation and mould. Noise often means a clogged filter or a fault that can be fixed. The report will say what the system is doing and what it should be doing.
Is our house timber framed?
Many Kings Hill houses are timber frame behind a brick outer skin. The survey checks the construction before interpreting any readings, because damp in a timber frame wall needs a different response.
We laid a patio and now the wall is damp. Is that connected?
Very likely if the patio is less than about two brick courses below the damp proof course. It is a common post handover fault and the fix is at the patio, not in the wall.
Can your report help with a warranty claim?
Yes. It records the measured ventilation performance, readings, photographs and the cause, which is what a developer or warranty provider will ask for.
How soon can you visit?
Kings Hill is a few minutes from our base in East Malling, so visits can often be arranged within a day or two.
Will you try to sell me damp proofing in Kings Hill?
No. DampScan is a survey and report practice and carries out no remedial work of any kind. Where work is needed, the report specifies it so any contractor can price it, and where it is not, the report says so.
