Damp survey in Broadstairs

Broadstairs is a small seaside town around Viking Bay, with its Victorian and Edwardian seafront, the older village of St Peter's inland with its flint church and cottages, and the larger houses of Kingsgate along the cliffs. It is quieter and more residential than Margate and Ramsgate, with a high proportion of older owner occupied houses and bungalows, and a coastline of chalk bays that faces the weather.

Broadstairs homes, and how they get damp

Around the harbour and the town centre, houses are Victorian and Edwardian brick and render, some older, with bays and balconies facing the sea. Exposed elevations take spray and wind driven rain, and their render and bays need constant upkeep. Salt in masonry close to the front keeps readings high long after walls have dried.

St Peter's and Reading Street have flint and brick cottages and farmhouses, some very old, built with lime and without damp proof courses. They stay dry when their mortar is lime, their gutters work and their ground is kept low. Cement repointing and raised gardens are the usual reasons they become damp.

Much of the rest of Broadstairs, towards Dumpton, Westwood and Kingsgate, is interwar and post war housing, including many bungalows. Condensation, cold walls, flat roofs and extensions are typical sources of damp.

Ground, water and weather in Broadstairs

Broadstairs sits on Thanet chalk, cut into bays along the coast, with the cliffs at Kingsgate and Stone Bay. Chalk drains quickly, so damp in cellars and against higher ground arrives with heavy rain and fades. The coastal edge takes the full force of easterly weather and spray.

Living with sea air in Broadstairs

Salt is the thing that makes damp in Broadstairs hard to read. Spray and salt laden wind deposit salts on and in masonry and plaster, and those salts are hygroscopic: they draw moisture from the air. A wall that has not had liquid water in it for years can feel cool and read high on a meter on a humid day, simply because of what is in its surface. Treating that as rising damp is one of the most common mistakes we see along this coast.

The tell is in the pattern. Salt damp tends to come and go with the humidity of the air rather than with rain, is patchy rather than forming a clear band, and shows on walls facing the sea more than on sheltered ones. Readings taken at depth, compared with surface readings, show whether there is water inside the wall or only salt on the face. That distinction decides whether anything needs doing at all, and if so, whether it is a plaster that tolerates salts or something more.

Bungalows deserve a mention of their own. Broadstairs has a great many, and they lose heat through a large area of roof and wall for the size of the home. Cold ceilings at the wall junction and cold corners are where mould appears, and the answer is usually loft insulation pushed properly to the eaves without blocking ventilation, together with extraction that works.

What we find most often in Broadstairs

  • Wind driven rain and spray through render, bays and balconies on seafront houses
  • Cement repointing and raised gardens on flint cottages in St Peter's
  • Salt keeping readings high on walls close to the front
  • Condensation and cold walls in bungalows and post war houses
  • Flat roof and extension junction leaks

Around Broadstairs

Viking Bay and the town centre

Victorian and Edwardian houses and flats near the front. Render, bays and parapets dominate, with salt complicating readings.

St Peter's and Reading Street

Historic flint and brick cottages. Lime repairs, ground levels and rainwater are the usual answers.

Kingsgate, Dumpton and Westwood

Larger cliff top houses and twentieth century housing. Exposure on the cliffs, mould and flat roofs inland.

Rising damp, penetrating damp or condensation?

They can look the same on a Broadstairs wall: a stain, a tide mark, blown plaster or mould. They behave differently. Rising damp is steady through the year and highest at the base of a wall. Penetrating damp follows the weather and sits where water has a route in, around a window, under a gutter, on the exposed side. Condensation is worst in cold weather, on the coldest surfaces, and often comes with streaming windows.

A meter alone cannot tell them apart, and salts in old plaster make every damp meter read high. The pattern, the readings at depth, the outside of the building and the room conditions together can, which is why the survey takes the time it does.

What we check on a damp survey in Broadstairs

The visit follows the water. Whatever brought you to us, in Broadstairs we work through:

  • The roofline and chimney from the ground and from windows, then gutters and downpipes in detail
  • Every outside wall for cracks, open joints, failed render and anything bridging the base of the wall
  • Airbricks and sub floor ventilation, often buried by later paths and extensions
  • Internal walls with calibrated readings at height bands, so rising, penetrating and condensation damp can be told apart
  • Surface and air conditions in the problem rooms, logged rather than estimated
  • Kitchen and bathroom extraction, measured at the grille
  • Any earlier damp proofing, its paperwork and whether it was ever the right answer

The report, and what you can do with it

You get it in writing within 24 hours. It is built so you can use it, whether you are living in Broadstairs, letting there or buying there:

  • Hand it to two or three contractors and compare prices for the same job
  • Put it to a seller or agent during a purchase, with the evidence attached
  • Give it to a landlord, managing agent or freeholder as an independent record
  • Check a damp proofing quote you already hold against what was actually found
  • Keep it with the deeds, so the next survey starts from facts
  • Ask us questions about it afterwards, at no extra charge

Buying or letting in Broadstairs

Broadstairs is popular with buyers looking for a quieter seaside town, often buying bungalows or older cottages. Homebuyer reports frequently flag damp, often salt related near the front or cement related on flint. An independent survey before exchange sorts out what is real and what it will cost.

Letting in Broadstairs? Damp and mould in rented homes are a hazard under the Housing Health and Safety Rating System, and social landlords in England now have fixed timescales to investigate and act under Awaab's Law, with the government planning to extend similar duties to private renting. An independent report that separates building defects from condensation is the evidence both landlords and tenants need. See our guide to landlord damp and mould duties.

From enquiry to report

  1. Same day reply to every Broadstairs enquiry, with the fee confirmed before we book.
  2. One surveyor, on site for as long as the house needs, not a fixed slot.
  3. Findings explained on the doorstep in plain words.
  4. A written report with photographs and readings within 24 hours of the visit.

We are survey only. DampScan does not inject damp proof courses, tank walls, spray timbers or fit fans, so nothing in a Broadstairs report is there to create work for us. If you are holding a damp proofing quote, read damp proofing in Broadstairs: survey first before you sign it.

Damp survey questions from Broadstairs

Our flint cottage in St Peter's has damp patches. Does it need a damp proof course?

Probably not. Flint cottages were built without one and stay dry with lime mortar, working gutters and low ground. Cement repointing and raised gardens are the usual causes of damp.

Why does our seafront house have damp after storms?

Wind driven rain and spray get through cracked render, bays and balcony details. The survey finds the routes in.

Our bungalow has mould on the ceiling corners. Why?

Often cold spots where insulation is thin at the ceiling edge, combined with humidity. Surface temperatures and humidity readings show how much is the building.

Do you cover Kingsgate and Westwood?

Yes, and the rest of Broadstairs and Thanet.

Are meter readings reliable by the sea?

Not alone, because salt gives high readings. Readings at depth and the pattern tell the real story.

How soon can you visit?

Same day reply and usually within a few days.

Will you try to sell me damp proofing in Broadstairs?

No. DampScan is a survey and report practice and carries out no remedial work of any kind. Where work is needed, the report specifies it so any contractor can price it, and where it is not, the report says so.
