Damp proofing in Hythe? Get an independent survey first
Hythe's old town is built of the stone the Hythe Beds are named after, into a steep hill, and much of the damp quoted for damp proofing here is lateral water from the slope or the result of cement on stone. We are independent surveyors and we sell no treatment.

Why the survey comes before damp proofing in Hythe
Most of the walls we are asked to look at in Hythe after a damp proofing quote do not need a new damp proof course. They need the water dealt with at its source: a path lowered, a gutter cleared, Kentish ragstone repointed in the right mortar, or a fan that actually extracts. Injecting a wall that is wet for another reason costs real money and fixes nothing, and the tide mark returns once the new plaster dries out.
The Hythe quotes that concern us most are injection on ragstone walls, which struggles to form a barrier in rubble stone, and injection on retaining walls, which does nothing for water arriving sideways from the hill. On seafront villas, damp proofing is quoted for rain through render and bays.
A short guide to damp proofing methods
Chemical injection puts a water repellent barrier into the base of a wall. Electro osmotic and other proprietary systems make similar claims by different means. Membranes and tanking hold or drain water on below ground walls. Breathable or salt resistant plasters deal with what years of damp leave behind. They are tools, and the skill is in knowing which, if any, the wall needs.
Old Hythe walls built in Kentish ragstone or soft brick were never meant to be sealed. They take a little water and lose it again, and many damp problems in them start the day somebody stopped them losing it. The right damp proofing for such a wall is often the work that lets it breathe again.
Hythe walls, and what they actually need
Ragstone walls need lime pointing and plaster. Hillside rooms need drainage on the uphill side and below ground systems where they are below ground. Seafront villas need sound render, bays and roofs.
The old town stands on the Hythe Beds, which drain well but slope steeply, so water runs quickly downhill against buildings on the slope and springs appear where the sands meet clay. The Royal Military Canal runs along the foot of the hill, and the land between it and the sea is low, with a high water table, merging into Romney Marsh to the west.
- Lime repointing and plaster on ragstone
- Drainage on the uphill side of houses built into the slope
- Below ground systems for habitable cellars and lower rooms
- Render, bay and roof repairs on seafront houses
What a ragstone wall in Hythe needs
Ragstone is hard, but the walls built from it are rubble cored and bedded in lime, and they only stay dry if they can breathe. When they are repointed in cement or rendered and painted with an impermeable finish, rain still gets in through the stone and the joints, but it can no longer get out on the outside. It comes through on the inside face instead.
Injecting such a wall rarely forms a barrier, because the cream has no continuous mortar bed to follow through the rubble core. Even if it did, it would not stop rain. The right repair is to remove the cement, repoint in lime, and replace any gypsum or cement plaster inside with lime, so the wall can dry both ways.
Where the wall is below ground on the uphill side, the answer is drainage on that side and, for a habitable room, a drained membrane designed for the water. None of that is damp proofing in the usual sense, and all of it should follow a survey.
The signs of a damp proofing job worth paying for
- The contractor can tell you the cause in a sentence and show you the evidence
- The quote mentions what is happening outside the Hythe house, not only inside
- Plaster removal is limited to where salts actually are, with a height that matches the readings
- Materials are named and suit the wall, rather than a standard system applied to every house
- The guarantee is insurance backed or otherwise protected, and states exactly what it covers
- Nobody pressed you to sign on the day
Red flags in a damp proofing quote
- A diagnosis of rising damp from a single meter reading
- No mention of anything outside the house
- Injection recommended on internal walls, chimney breasts or walls above ground floor
- A discount that expires today
- Treatment of woodworm or rot in every timber "as a precaution"
- A quote for a Hythe period house that would be identical for a 1990s semi
When a damp proof course is the right answer
There are walls in Hythe that do need a damp proof course. A solid wall built without one, or with a slate or bitumen course that has cracked or been cut through, that is wet at low level with nothing outside to explain it and with the readings falling off with height, is a reasonable candidate. When we find that, the report says so and specifies where and how high, so you can get comparable quotes.
Our survey fees are published on the prices page and fixed before we visit. Set against a damp proofing job on a Hythe house, which typically runs to several times that once plaster removal and making good are included, the survey is small. When it shows that a wall needs a gutter repair rather than an injected course, it pays for itself several times over.
Buying in Hythe often means an old house on a slope or a villa near the sea. Homebuyer reports commonly flag damp in rear rooms and cellars, which is usually lateral water from the hill, or in seafront rooms, usually rain. An independent survey before exchange establishes which, and what it will take.
What you do with the report is up to you. Most people fix the outside faults first, which are usually the cheapest, and give the wall a season to dry. Some take the specification to two or three Hythe contractors. Some send it back to the firm that quoted, which often changes the quote.

Damp proofing questions in Hythe
Is injection effective in Hythe ragstone?
It is hard to make effective in rubble cored stone, because there is no continuous mortar bed for the cream to follow. And ragstone walls in the old town are rarely damp from rising moisture. Cement pointing, rainwater and lateral water from the slope are far more common causes, and the survey checks each.
Our wall holds back the hill. Does it need a damp proof course?
No. A damp proof course is a horizontal barrier against moisture rising from below. A wall that retains the hillside is wet from the side. It needs drainage on the uphill side and, where a room sits below ground level, a below ground system designed for the water present.
Is tanking right for a cellar in the old town?
Sometimes, for a sound wall with modest water. Old Hythe cellars cut into the slope often suit a drained membrane better, because it copes with uneven walls and with water that comes and goes. Either should be chosen after the water has been surveyed, not from a price list.
Do listed buildings in Hythe need consent for damp proofing?
Often. Drilling and injecting historic walls, or replastering them in modern materials, changes the fabric and may need listed building consent, and some proposals are refused as inappropriate. A survey that starts from the building's construction avoids applying for the wrong work.
Our house near the canal has a damp floor in winter. Will damp proofing help?
Not in the usual sense. Low ground near the Royal Military Canal and the marsh has a high water table, and floors there can take up moisture from below. Breathable finishes, ventilation and sometimes floor construction designed for wet ground are what help, rather than injecting the walls.
Can you check a quote and the finished work?
Yes. Send the quote when you book, and we can return after the work and a drying period to record readings, so you have independent evidence the cause was dealt with.
Do you carry out damp proofing in Hythe?
No. We survey and report only, and we take no commission from contractors. That is what lets the report say a wall does not need damp proofing when it does not. Where it does, the specification is written for you to get like for like quotes.
